Ocean Lake Resort sits one block from the Atlantic in Loíza, Puerto Rico, organized around a single lagoon that runs the full length of the site, crossed at its midpoint by a new pedestrian bridge. The water is the spine: residential lots line both shores, a condo-hotel and mixed-use building anchor the lagoon mouth nearest the beach, and floating docks distribute kayaks and paddleboards along the full waterfront.

Existing structures—the swimming pool, pickleball courts, and gym/spa—are retained and renovated rather than demolished, folding the resort’s prior footprint into the new master plan.

Waterfront — Lagoon & Floating Docks: A single 5.9-acre lagoon runs the full length of the site, crossed at its midpoint by a new bridge that links both residential shores without breaking the waterfront’s continuity. Eleven floating docks distribute kayaks, paddleboards, and small boats along both banks, giving every residential lot direct water access. The existing swimming pool is retained and renovated, sitting beside the new infinity pools at the condo-hotel terrace.

Open Space — Gardens & Recreation: 252,927 SF (5.81 ac) of garden and open space spans seven nodes, including a north garden with sports fields, a bridge garden with pickleball, a condo-hotel garden, a playground, and continuous bike and jogging paths. In total, the plan provides 5 pickleball courts, 2 beach volleyball courts, 1 tennis court, and 1 mini football court.

Hospitality — Condo-Hotel & Mixed-Use: Three 18-unit condo-hotel buildings (54 keys total) anchor the lagoon mouth nearest the beach, paired with a 94,920 SF four-story mixed-use building of ground-floor retail and dining beneath upper-level units. Rooftop terraces and a top-floor restaurant, ‘Nautilus at Ocean Lake,’ overlook both the lagoon and the Atlantic horizon. The existing 10,751 SF spa and gym is retained and renovated as a resort amenity, and 238 parking spaces serve the full program without surface lots interrupting the waterfront.
