Concept & Framework
The Ravine is a 320-hectare master plan for a low-density residential community set inside the Quebrada de Bicho Prieto—a geologically active desert canyon in the Andean foothills outside Lima. The canyon sets the terms: its drainage corridor, ridge lines, and contours directly shape every decision about where development sits, how roads run, and where open space begins. Traditional cut-and-fill grading was set aside in favor of topography-guided clusters that follow the natural land, minimizing earthworks and keeping the canyon’s structural integrity intact.
Infrastructure & Resilience
A 730,000 m² unpaved drainage corridor preserves the natural talweg at a minimum width of 45 metres, with no building foundations permitted within its bounds. This open floodplain safely routes peak huaico flows past the residential areas. The community’s swimming and recreation water is handled as a completely separate system—bio-filtration lagoons use chemical-free biological filtration and are hydraulically isolated from the stormwater corridor, keeping recreational water clean regardless of storm conditions upstream.
Civic Structure & Circulation
Public life is organized across three tiers. The 130,000 m² central zone—featuring a hotel, clubhouse, retail, sports facilities, and swimming lagoon—is the primary civic anchor, its plazas and radial green corridors arranged around a central water feature with a spatial geometry drawn from yantra composition. A 35,000 m² secondary center provides daily services close to the more remote residential clusters. Roads and pedestrian networks cover 380,000 m² (11.9% of the site), with a collector spine following the canyon contours at a 12-metre width and a maximum 10% gradient for emergency access.
Residential Character & Materiality
Residential land splits evenly across two tiers, each 95 ha. The lower reaches hold ~1,850 medium parcels averaging 512 m², while the upper reaches are reserved for 190 estate lots averaging 5,000 m², with remaining parcel areas terraced and stabilized for gardens and erosion control. Homes sit on terraced building pads retained by dry-stone walls of site-excavated granodiorite and andesite—the same rock exposed in the canyon cliffs. White rendered volumes, timber pergolas, and stone plinths create a material language that belongs to the quebrada.
Landscape & Microclimate
The landscape strategy introduces 4,500 native palms (Washingtonia robusta, Phoenix dactylifera) and 2,200 xerophytic trees (Schinus molle, Prosopis pallida), projected to lower ambient canyon temperatures by 3–5°C while anchoring unstable slopes and controlling dust. Sub-surface drip irrigation fed from on-site decentralized greywater treatment closes the water loop in one of the world’s driest coastal climates.
